Entry (Ingoing) Condition Report

An Entry Condition Report is a very important document to get right and be very thorough and detailed with at the start of your tenancy. Condition reports can sometimes take hours to complete and are best to be detailed with back up photos.

When you start a new lease your real estate agent will provide you with an entry report that they have already filled out on the left hand side along with any photo evidence. You as the tenant will be provided with 3 standard days from the start of your lease to fill out the right side of the same report, and provide it back to your new agent along with any photo evidence that was extra or what was missed by the agent.

Your entry report will be used to compare the condition of the property upon your vacate and the property must be left in the same condition as what is noted on your report less fair wear and tear. Coastal Shores Property Group will fill out the report on your behalf along with supporting photos on your lease start date as required and discuss any maintenance items that we may come across when also completing your report so these can be mentioned to your new property manager.
